ACCOUNTING
- Plan and prepare the budget for the fiscal year with the board of directors
- Collecting condominium fees on behalf of the board of directors

MANAGEMENT AND ADMINISTRATION
- Prepare meetings (minimum 2 per year, maximum 3 per year) of the board directors
- Prepare and schedule the annual general meeting
- Creation of documents for the annual general meeting
- Sending the notice of the annual general meeting and the form of proxy
- Provide quotes for work to be carried out in the various budget items to the board of directors
- Completing the annual registration declaration (R.E.Q)
- Updating of hot water tank replacement register, if applicable
- Carry out collection of parking fees if applicable
- The property manager and a member of the board of directors shall undertake a visual inspection of the building(s) to ensure physical fitness. In the uncertainty a professional in building inspection will be mandated and any expenses incurred will be the responsibility of the board of directors
- Development of a building maintenance booklet in collaboration with the board of directors.
- An inspection report of the building or buildings may be necessary depending on the condition or their condition
- Proposal to optimize certain items of the declaration of co-ownership
SECRETARIAT
- Send notices of contributions, notifications of meetings and any necessary correspondence
- Maintain a register of co-owners or landlords and tenants
- Maintain an electronic filing system for minutes of meetings of directors and annual general meeting
- Maintain an electronic archiving system for financial statements, budgets, bank reconciliations and balance sheets
- Draft the minutes of the annual general meeting
- Draft the minutes of meetings of the board of directors
